  1. Park City Municipal Code §4-5-3 provides that all nightly rental units require Building Department inspection and a license before being offered for rent, that the licensee shall be the owner, and that the unit must be in a zone permitting nightly rentals.

The Nightly Rental License

License required before a unit may be offered for nightly rental in Park City. Per Municipal Code §4-5-3, all nightly rental units must be inspected by the Building Department and issued a license before being offered for rent; the licensee shall be the owner; and the unit must be located within a zone and subzone designated as allowing rentals for the license period.

What these records do not cover

  • Subdivision-specific nightly-rental ordinances (Ords. 2021-16 Fairway Meadows, 2021-52 Hidden Oaks Phases 2-3, 2023-16 Chatham Crossing + West Ridge, 2021-06 Lower Rossi Hill CUP) are layered over the zoning map. The city GIS layer reflects some of these as per-polygon 'Prohibited' status (verified 2026-07-07: polygons over Fairway Meadows and part of Hidden Oaks resolve 'Nightly Rental: Prohibited'), but the ordinance-to-polygon correspondence and phase boundaries (e.g. Hidden Oaks Phase 1 vs Phases 2-3) are not machine-verifiable from the layer.
